Old Metairie Boundaries & ZIP Codes
Ask ten locals where Old Metairie begins and ends and you'll get ten answers. A commonly used definition from The Times-Picayune runs from the Metairie Outfall Canal at the Orleans–Jefferson parish line west to Causeway Boulevard, between I-10 to the north and Airline Highway (Airline Drive) to the south, with Metairie Road running through the middle.
ZIP codes: Old Metairie falls mainly in 70005, with the area toward Airline Drive in 70001. ZIP lines don't follow the neighborhood, so check the specific address.
Neighborhoods within Old Metairie include Metairie Club Gardens (founded 1929, around Metairie Country Club), Bonnabel Place (subdivided 1914–1916 and among the first residential areas in Metairie), and older developments such as Beverly Knoll, Brockenbraugh Court, Farnham Place, Livingston Place, Ridgeway Terrace and Vincent Place. Metairie Club Estates is a gated community of 51 homes next to Airline Drive and the country club.
The official Old Metairie Neighborhood Conservation District has its own legal boundary. To check an address, turn on the zoning overlay layer (labeled OMNCD) in the parish's JeffMAP map viewer, or ask the Old Metairie Commission staff at the Jefferson Parish Planning Department.
Old Metairie Homes, Architecture & Luxury Estates
Old Metairie's housing ranges widely, which is a big reason buyers love it:
• Cottages and bungalows from the 1920s to the 1940s, many with original hardwoods, front porches and deep lots.
• Revival styles, including Colonial Revival, Mission Revival and English Tudor, on the older streets near Metairie Road.
• Mid-century homes from the neighborhood's postwar growth.
• New construction, as builders replace older homes on larger lots with two-story houses with high ceilings, open kitchens and pools.
• Townhomes and condos near Metairie Road and Pontiff Playground, often the most affordable way into the neighborhood. See Metairie condos and Metairie townhomes.
• Lots for sale, usually teardowns on good streets. Factor in the Conservation District review before you buy.
The top of the market centers on Metairie Country Club, organized in 1922 as the Metairie Golf Club on about 130 acres of Metairie Ridge, with a Seth Raynor course built by Joe Bartholomew. Metairie Club Gardens surrounds the club, and its civic association maintains the Northline "Avenue of Oaks." Nearby, Metairie Club Estates offers controlled-access living with its own architectural review committee. Because these homes rarely come up for sale, a well-connected local agent who hears about upcoming listings early matters more here than almost anywhere else.
Is Old Metairie in a Flood Zone?
Flood zone status in Old Metairie varies by address, and two houses on the same block can be in different zones. Federal records for ZIP 70005 show the mix:
• As of July 21, 2026, 7,500 NFIP flood insurance policies were in force in 70005.
• 50.1% were rated Zone X (lower risk) and 48.7% Zone AE (Special Flood Hazard Area).
• The median annual NFIP premium was $897 ($1,189 with fees and surcharges).
Source: FloodFigures.com, computed from OpenFEMA NFIP data (July 2026). These figures describe insured properties, not a map of land area.
How to check a specific home: look up the address on the FEMA Flood Map Service Center or the LSU AgCenter LA Floodmaps tool, and ask for the seller's elevation certificate and flood insurance history. If a home is in Zone AE, get an insurance quote before your inspection period ends.
Old Metairie Conservation District Rules
The Old Metairie Neighborhood Conservation District (OMNCD) protects the scale, green space and trees that make the area special. According to Jefferson Parish, the Old Metairie Commission (OMC) reviews certain kinds of development in the district, including new houses, demolitions and swimming pools. The process:
1. Talk to the Jefferson Parish Planning Department first. Only some projects need a public hearing.
2. If yours does, several parish departments review it, and it's advertised with a sign on the property, a legal notice and letters to owners within 300 feet.
3. The OMC holds a public hearing and makes a recommendation.
4. Any variances then go to the Board of Zoning Adjustments.
5. The Parish Council takes final action by resolution.

A Brief History of Old Metairie
Old Metairie grew along Metairie Ridge, a natural high ground formed by an old bayou. Metairie Road follows the ridge and is among the oldest roads in the New Orleans area. In 1914–1916, Alfred Bonnabel subdivided his family's land into Bonnabel Place and Old Homestead, which the Bonnabel Civic Association describes as the first residential areas in Metairie. The golf club arrived in 1922, Metairie Club Gardens in 1929, and by 1937 developments such as Beverly Knoll, Farnham Place and Vincent Place were filling in the map. Most of the neighborhood was built between the 1920s and the 1950s, which is why so many streets mix pre-war cottages with later homes.
